HOA Dues: $110 Quarterly; $10 late fee will be added if not receive by the 15th.
For those who may be struggling to pay the full quarterly HOA dues, we encourage making monthly payments of at least $35.00. As long as this is done, no late fees will be charged
If you prefer, you can pay the entire year's HOA dues at the beginning of the year rather than paying quarterly.
We are saving cost of printing and postage by not mailing late letters.

Pine straw gets put out once a year, to save money
Landscapers generally are on the property on Tuesdays, June thru November.
The shrubbery is trimmed three times, usually May, August, and November (if the shrubbery needs it at that time).
The property receives fertilization and weed treatments 7 times a year.
You can contact Stacey to cut your backyard. This is a contract between the homeowner & Stacey.
It is the homeowner’s responsibility to replace dead shrubbery or grass.
V. Notes for 2025, lessons learned from 2024.
We encourage all homeowners to make improvements that enhance their property and the overall look of our neighborhood. If you are planning any exterior changes, please feel free to reach out to any of us for guidance. We are happy to help!
Avoid last-minute stress—check with any board member for potential violations before you list your home! In 2024, we had a few instances where homeowners were surprised to learn, just days before closing, that their house or driveway needs pressure washing, or their fence requires repairs. Please remember, saying “I lived this way for decades” won’t exempt a home from needing to meet current standards.
Please keep your email address updated with us. We no longer mail out printed newsletters. We use email heavily for communications. We have no interest nor the time to spam you. You get email from Anderson Mill HOA (gmail).

Please clean up after your animals.
Please move your garbage container from the street, behind the fence, by next day after the garbage has been picked up.
Residents and their guests may not leave any vehicle parked on public streets within the HOA for more than 48 consecutive hours.
Starting now, fines will be issued to properties that fail to address documented violations.
